Together with Pitch Immo, we have just secured the Ségoffin site in Courbevoie as part of the “Empreintes” Tendering Process for Innovative, Mixed and Low Carbon Urban Projects. With this invitation to tender, Paris La Défense is aiming to become the world’s first post-carbon business district.
In partnership with Atelier(s) Alfonso Femia, our consortium will be taking up the challenge of transforming a 2,800 m² plot of land located on a very tight site to the north of the esplanade at La Défense, at the intersection of the business district and Courbevoie. It is currently occupied by a car park ramp, an embankment, the retaining structure of the boulevard Patrick-Devedjian and a cycle path. The project’s successful architectural and urban integration will help improve the entrance to Courbevoie.
The Synapses complex, with a total floor area of 8,000 m², will be the firsst 100% modular timber tower in France, standing 49 metres high.
On the ground floor, a 2,000 m² business floor will house a two-storey food court, a sports hall, a supermarket, the town’s multi-purpose centre and a bakery. On the upper floors, Colonies will operate 6,000 m2 of co-living accommodation.
This way, the complex will contribute to the life of this area which is characterised by its high level of diversity, and will promote a dynamic flows between the gardened streets, the forecourts and the ring road.
Synapses has great environmental ambition. With the assistance of the Elioth design office, the consortium has taken the search for environmental excellence very much a step further in the design phase: bioclimatic comfort, air treatment modules integrated into the facades, the use of bio-sourced materials, 30% re-use of materials, greening of 3,250 m² of space despite the site’s constraints, etc. All these different approaches mean that Synapses will be in line with the RE2020, at the 2028 threshold.
Our industrial and off-site constructive approach, complemented by the modular 3D wood construction solution provided by our subsidiary Ossabois, will enable the construction of this 8,000 m2 project which is on a very tight site, in the record time of just 17 months.
Our Group masterfully covers each step, from FullBIM modelling to the production of 3D modules in wood in Ossabois plants, ultra-low carbon concrete in PREGA plants, amenity equipment in the Equilab plant, and carpentry for the foundations at the Paquet Fontaine plant, to assembling them on site.
This construction method ensures the quality of execution and a control over delivery times, while minimising the site’s environmental impact and the nuisance caused to local residents.
Synapses is an iconic research and design project that has been designed to be in synergy with the teams of Paris La Défense, resulting from excellent consulting work with the local residents. This will lead to the construction of the first 100% modular wooden tower in France in just 17 months and on an extremely tight site. It will also be the first residential project to harness all the know-how of GA Smart Building and its subsidiaries.
