The developer/investor group made up of GA Smart Building, Crédit Agricole Immobilier Corporate et Promotion, Equinox and Progama, have won the tender announced by JLL on behalf of Stellantis, a major player in the mobility sector formed by the merger of PSA and FCA (Fiat Chrysler Automobiles) groups in 2021.
This complex is located on the banks of the Seine in Poissy, near Saint-Germain-en-Laye, and is being designed by the architectural agency Patriarche. It will include 8 tertiary buildings.
The buildings, developed by Crédit Agricole Immobilier Corporate et Promotion and GA Smart Building, are designed to be extremely environmentally efficient and able to withstand climate change. They will have excellent thermal performance as a result of the architectural choices made (bioclimatic building design, optimised volumes, amounts of materials, etc.). High environmental standards are also ensured by the technologies developed by GA Smart Building.
In addition to the E+C- label, level E3C1, which recognises the very high energy efficiency in operation and the efforts made to reduce carbon emissions by choosing appropriate building materials, the project’s technical development focused on striking a balance between optimised energy consumption and the production of electricity on site using solar panels.
The GA Smart Building’s off-site industrial approach means that the campus will be built in record time after 21 months’ work, to be delivered in late 2024. The Group manages each stage of construction from FullBIM modelling to manufacturing structural elements, facades and amenity equipment in its French plants, up to on-site assembly.
For many years, Crédit Agricole Immobilier Corporate et Promotion has supported large companies in renovating, redeveloping and construction of their buildings based on a bespoke approach with a strong environmental element. This commitment is part of the social project of the Crédit Agricole Group, a long-standing partner of Stellantis.
The commercial property complex inside the future Stellantis grEEn-campus confirms GA Smart Building’s commitment to and expertise in large-scale projects, and in building smart, efficient and increasingly high-performance campuses. Its strength lies in its resilience and ability to adapt to climate change. This new project reaffirms our strategy of building lasting partnerships with the end-user customers we work with, and we would like to thank them for the trust they have placed in us.
The campus is in keeping with the Crédit Agricole Group’s Corporate Social Responsibility Project and its commitment to climate action, and highlights the expertise of the teams at Crédit Agricole Immobilier Corporate et Promotion in developing sustainable, responsible projects. This major tertiary property is a source of collective pride: this next-generation Stellantis campus has been designed with a strong focus on environmental integration, low carbon and responsible development. As well as keeping energy costs under control, it will offer future users optimum comfort and well-being in the workplace.. Due to the size of the project, this is also an extremely significant transaction for both Crédit Agricole Immobilier Corporate et Promotion and the Ile-de-France market in 2023, with work starting rapidly just 8 months after the pre-agreements were signed.
