Situated at the Porte de Montrouge city gate, in Paris’ 14th arrondissement, GA Smart Building has restructured Gravity, an office building of 10,625 m² on behalf of the Pierre & Entreprise Group. Built in 1990, the existing building was occupied by MAIF prior to the acquisition of the buildingin2018 byPierre & Entreprise.
Major restructuring of the Gravity building in Paris
Ideally located at 35/39 boulevard Romain Rolland, Porte de Montrouge, in Paris’ 14th arrondissement, the Gravity office building has undergone a major restructuring carried out jointly by RDAA architect agency to allow the repositioning of the property on the market, to optimise the rental areas and to meet the challenges of new ways of working. Following completion of this renovation, the Gravity building shall expand over 9 floors and offers 110 workstations on each level. The vertical distribution was redesigned (lifts and stairs) to redistribute spaces and provide employees with sustainable, welcoming and flexible workspaces. The creation of a 365 m² rooftop on the 10th floor will offer a panoramic view across all of Paris and will allow for the natural extension of outdoor workspaces, for more sociability and greater quality of life at work. Designed to promote sustainable mobility, the building also incorporates a bicycle ramp for access to the car park, as well as charging stations for electric vehicles.
City agriculture
The renovation of the Gravity office building contributes to the city’s agriculture through the creation of 800 m² of vegetation on the roof and façade, in partnership with landscapers Mugo and Land’Act. Planted terraces are featured on the ground floor and loggias hosting planters, climbing vegetation, trees on the façade, rooftop, etc. The building integrates nature into a dense urban environment. The plants, selected with the support of an ecologist, all come from nurseries located less than 40 km from the site. Finally, nest boxes and feeders were installed on the terraces.
The circular economy at the heart of the project
From the ground-up phase, an approach for the re-use of materials was implemented for the Gravity building. One of the major challenges of the project was to retain the 6,000 m² of existing false floors, so that they could be re-used in the new Safran office building in Malakoff. These floors have been reprocessed, guaranteed and re-installed in partnership with Mobius.
A commercial renovation with strong environmental ambitions
The renovation of the Gravity office building carried strong environmental ambitions with the following certifications: BREEAM International Refurbishment & Fit-out 2015 – “Very Good” level; WiredScore – “Gold” level; and HQE Sustainable Building – “High Performance” level label.
