The Ecocité of the Canal de l’Ourcq, an eco-district boasting 140,000 square metres of offices, retail shops and homes, will spearhead the economic development of this area in northwestern Paris. It is in the heart of this eco-district that GA Promotion and BNP Paribas Promotion Immobilier are erecting two separate office buildings, Luminem and Irrigo.
Irrigo, which is now for sale or letting, can be available in just 16 months once a taker has decided to purchase or let, while Luminem has been sold to the CCMSA (Caisse Centrale de la Mutualité Sociale Agricole). Luminem is an 8-storey building spanning 18,000 sq m that houses 1300 workstations and boasts numerous facilities and services. Now that the fifth floor is completed, it is time to find out all about this new project, the showcase of the GA Group’s environmental ambition and know-how.
Sustainable development and low-impact travel at the service of an ambitious environmental goal
Green roofs, private gardens, photovoltaic panels, and large picture windows that let in an abundance of natural daylight all point to the fact that sustainable development is at the heart of the building. And low-impact travel is facilitated by the project’s strategic position within walking distance of line 5 of the métro and by the 250 parking spots for bicycles connected to the bike path along the Canal de l’Ourcq.
From its design to its mode of operation, we have set high environmental goals for this building. It targets certification with the HQE label and a BREEAM Excellent rating, and aims to reduce energy consumption by 30% compared to RT 2012 standards.
Digital model, prefabrication, centralized technical management, the GA Group’s know-how at work
The complexity of this project and the great diversity of participants involved in it make Luminem a true showcase of our know-how. Our Engineering and Design Office, the first team to get on board in 2015, created the digital model of the project using FullBIM. Different components, such as concrete elements, glazed sashes and air handling modules, were then prefabricated in our factories. Since the laying of the foundation stone in February 2016, the carcass of 5 storeys has already been completed. Upon handover of the project, expected for May 2017, Galaxy Pilot our centralized technical management software, will manage the building’s comfort and its environmental and energy performance. By way of a concrete example: our tool will be capable of remotely detecting a water leak.
