At the first annual Low Carbon Real Estate Fair, GA Smart Building unveils its new consumer housing brand, Rooj by GA, marking another step in its foray into residential real estate.

Faced with the ever-increasing demand for housing and with a view to diversifying its activities, GA Smart Building, known and recognised in the tertiary sector for its expertise in off-site construction, decided to strengthen its position in the residential property market in early 2022. Following the appointment of Sophie Meynet as GA Smart Building’s Managing Director of Residential Real Estate, and the formation of a dedicated team, the group is moving forward with the launch of ROOJ by GA, its consumer brand intended to market low carbon, off-site built homes.

The supply of housing in France remains drastically insufficient for a constantly growing population. In order to remedy this major problem of the contemporary era, 500,000 homes would have to be built each year for 10 years, making it possible to satisfy the annual needs (400,000) and make up for the backlog (100,000). At the same time, high environmental performance projects would have to be proposed, making it possible to respond not only to the social but also the environmental emergency. The building sector alone accounts for 43% of France’s annual energy consumption and generates 23% of greenhouse gas emissions, making it a sector with environmental issues facing it.

In recent years, with an average of 366,000 new homes built per year, the industry is struggling to keep up with social and climate issues. The shortage of skilled labour as well as the rise in debt rates and the increase in the price of raw materials are significantly impacting the quality of delivery of operations, the rate of accidents on site and construction times. Given this context, it is becoming urgent and essential to build differently. It is vital to question French construction methods and production capacities in order to offer quality housing with unequalled environmental performance more quickly and under better conditions.

Off-site construction, the DNA of GA Smart Building, is a concrete and appropriate response to the major challenges ahead of us. A real revolution in the act of building housing in France, it has already proved itself in our European neighbouring countries. It reduces the use of raw materials through the implementation of an industrialised design process using BIM. It also drastically reduces the duration of construction sites and limits disturbance (in terms of dry construction). Finally, it allows us to offer a “factory-finished” product, putting an end to the usual site reserves!

Our Residential Real Estate team is developing complex multi-product projects including family homes for sale with ROOJ by GA, housing units under a joint real estate lease, intermediate and social rental housing, managed residences (hotel, student, senior citizen programmes), as well as shops, businesses, production workshops and leisure facilities. We are working on both new and renovation programmes, as well as office-to-home transformations, with or without roof extensions. Operating across the country, we develop mainly in the group’s historical locations: Île-de-France, South West France, Rhône-Alpes, Normandy, Alsace and Côte d’Azur.

Using GA Smart Building’s signature construction approach, “ROOJ by GA” will offer low-carbon housing built off-site:
