Xavier Chéreau, Director of Human Resources and Transformation at Stellantis, Sébastien Matty, Chairman of GA Smart Building and Franck Helary, Managing Director of Crédit Agricole Immobilier Corporate et Promotion have unveiled the current status of the construction of the future Stellantis grEEn-campus in Poissy, with Olivier Dussopt, Minister of Labour, Full Employment and Economic Inclusion, Karl Olive, Member of Parliament for the 12th constituency of the Yvelines Department, and Sandrine Berno Dos Santos, the Mayor of Poissy in attendance.

The first of Stellantis’ grEEn-campuses is taking shape on the banks of the Seine on one of the company’s long-standing sites in Poissy. Work began one year ago on the site of former stamping and metalwork workshops adjoining the factory. With a total surface area of 72,000 m², this space will bring together some of the Stellantis Research & Development functions, test facilities and service activities, and will accommodate 8,200 employees on this campus, with on average almost 3,700 people on site every day.

While confirming the roots of Stellantis’ service and R&D activities in the Greater Paris region, this innovative programme also responds to a twin challenge, both environmental and human, and this is embodied in the double E in the campus name – E for Environment and E for Employees.

This project makes a contribution to Stellantis’ commitment to achieving carbon neutrality by 2038, and meets France’s decarbonisation objectives, with positive energy buildings from 2025 onwards. This future campus will also incorporate the new hybrid, flexible working models that have become the benchmark within Stellantis for all activities where this is possible. The aim of this grEEn-campus is therefore to foster opportunities for physical contact, and intra- and inter-business discussions that encourage co-development, by bringing together several of the company’s different sectors in the same place.

The complex, designed by the firm of architects Patriarche, will include two buildings given over to testing facilities, workshops and various research and development laboratories, eight buildings adapted to tertiary-type activities and one new car park with over 800 parking spaces, in addition to the two existing car parks.

This new, deliberately horizontal architecture, which gives pride of place to open spaces created around atriums and connected by covered streets, aims to encourage interaction and contact and to facilitate on-site meetings. A “social condenser” will be located at the heart of the campus, an area at the intersection of several buildings covered by a glass roof that offers a range of eating and meeting places and a whole host of services. The aim of these architectural decisions is to enhance the quality of the on-site experience and the social bonds within the company.

The transformation of this part of the historic industrial site of Poissy into a grEEn-campus will also create 20,000 m² of green open spaces, encouraging biodiversity and reconnecting staff with nature and their immediate surroundings on the banks of the Seine.

The 40,000 m² that will accommodate the tertiary activities, including part of the R&D teams, will meet the needs of people working together and individually on site, in addition to those of people working remotely. These new buildings will particularly benefit from eco-responsible architecture to achieve carbon neutrality when they become operational in just over a year’s time.

The buildings, developed by Crédit Agricole Immobilier Corporate et Promotion, GA Smart Building and EQUINOX, are designed to be extremely high-performance from an environmental point of view and resistant to climate change. Thanks to the architectural solutions chosen, they will boast excellent thermal performance (the buildings’ bio-climatic design, optimised spaces and quantities of materials, etc.).

The technical development of the project, in addition to the E+C- label, level E3C1, which recognises the very high level of energy efficiency achieved during operation, and the efforts made to reduce carbon emissions as a result of the choice of building materials, has focused on balancing energy consumption with the production of natural energy on site. This is made possible by the installation of photovoltaic panels on all the tertiary buildings, as well as on one of the test facilities buildings and on the new car park.

At Stellantis’ request, GA Smart Building and Crédit Agricole Immobilier Corporate et Promotion have gone one step further in terms of reducing the carbon footprint of tertiary spaces by committing to a target of “carbon neutrality during operation” via an energy performance contract. This innovative approach will enable all the stakeholders committed to the project to work together towards a shared objective of long-term carbon neutrality during operation, by incorporating into the building’s design all the levers required to reach this objective from the outset.

In addition, GA Smart Building’s off-site industrial solution means that the construction of the commercial buildings and the new car park will be completed in record time, with 21 months’ working time including the contractor’s works, to be handed over in just over a year’s time. Effectively, GA Smart Building controls every stage of the construction process, from 3D digital modelling in BIM (Building Information Modelling), to the manufacturing of structural elements and façades in low-carbon concrete and wood and amenities in its French factories, right through to on-site assembly in Poissy.

The consortium of developers and investors made up of GA Smart Building, Crédit Agricole Immobilier Corporate et Promotion, Equinox and Progama won the tender announced by JLL on Stellantis’ behalf in July 2022.

For many years, Crédit Agricole Immobilier Corporate et Promotion has supported large companies in renovating, redeveloping and construction of their buildings based on a bespoke approach with a strong environmental element. This commitment is part of the social project of the Crédit Agricole Group, a long-standing partner of Stellantis.

This redevelopment of a long-standing Stellantis site is helping to achieve one of the ambitious targets of the company’s Dare Forward 2030 strategic plan, which is aiming for carbon neutrality by 2038, while at the same time enhancing the experience of employees on site.

Xavier Chéreau
Director of Human Resources and Transformation at Stellantis

This project is part of the company’s social and environmental responsibility policy. Today’s on-site update with partners and elected representatives marks another milestone in the progress of this project. The Poissy grEEn-campus will be the first in a series of several Stellantis campuses built around the world according to the same principles. The approach we take goes far beyond just offering a place to work. We seek to invent the green workspaces of the future, places that are completely adapted to the new hybrid ways of working. It is an ambitious project, both for the company and for present and future employees, contributing to achieving our goal of carbon neutrality.

Sébastien Matty
Chairman of GA Smart Building

We are pleased to unveil the building complex for the future Stellantis grEEn-campus. It confirms GA Smart Building’s commitment to and expertise in large-scale projects, and in building smart, efficient and increasingly high-performance campuses. Its strength lies in its simplicity, resilience and ability to adapt to climate change.

Franck Helary
Managing Director of Crédit Agricole Immobilier Corporate et Promotion

The campus is in keeping with the Crédit Agricole Group’s Corporate Social Responsibility Project and its commitment to climate action, and highlights the expertise of the teams at Crédit Agricole Immobilier Corporate et Promotion in developing sustainable, responsible projects. This major tertiary property is a source of collective pride. This next-generation Stellantis campus has been designed with a strong focus on environmental integration, low carbon and responsible development. As well as keeping energy costs under control, it will offer future users optimum comfort and well-being in the workplace. Crédit Agricole Immobilier Corporate et Promotion has been developing and improving upon this campus-style mixed-use design for many years, so that companies are able to adapt in real time to new uses and to changes in working practices, so making buildings more attractive and efficient.
