The developer-investor consortium composed of GA Smart Building, Crédit Agricole Immobilier Corporate et Promotion, Equinox and Progama won the consultation launched by JLL on behalf of Stellantis, a major global mobility player born from the 2021 merger of PSA Group and FCA (Fiat Chrysler Automobiles).
Located along the Seine in Poissy, near Saint-Germain-en-Laye, and designed by the Patriarche architecture firm, this complex consists of 8 office buildings, including a central “social condenser” offering shared meeting and service spaces, and a parking structure with over 150 spaces.
The buildings were designed to deliver high environmental performance and resilience to climate change. They offer excellent thermal performance through thoughtful architectural choices, such as bioclimatic design, optimized volumes, and efficient material use. These design choices help ensure interior comfort during extended heatwaves while minimizing reliance on cooling systems.
The project’s strong environmental standards are also enabled by GA Smart Building’s proprietary technologies.
In addition to achieving the E+C- label at level E3C1—signifying high energy efficiency in operation and reduced carbon emissions through careful material selection—the project also includes optimized energy consumption and on-site electricity production via photovoltaic panels.
Thanks to GA Smart Building’s off-site industrial construction approach, the grEEn-campus was completed in record time: just 21 months of work for a delivery scheduled in the first half of 2025. GA Smart Building oversees every step of the construction process, from FullBIM modeling, to the manufacturing of structural components, façades, and comfort equipment in its French factories, all the way to on-site assembly.
The campus also incorporates off-site sanitary modules designed, produced, and installed by Ossabois—GA Smart Building’s subsidiary—as well as timber-framed façades, prefabricated in the factory and assembled on site. This integrated approach ensures high construction quality and deadline control while minimizing the environmental footprint and disruption to the surrounding area.
