The team, made up of GA Smart Building, Nexity, Crédit Agricole Immobilier, Marignan and Premium Promotion, is the winner of the Grand Challenge organised by Oppidea for the 3rd phase of the La Cartoucherie district in Toulouse, the first off-site district in France.
La Cartoucherie district was launched in 2006 in the historic headquarters of a pre-war munitions factory, and has been developed by Oppidea to deliver a mixed-use development with urban density and a low carbon footprint.
It is ideally located within the old city walls, close to the typical Toulouse neighbourhood of Saint-Cyprien, and has ideal connections to the whole city and the greater Toulouse area. It has excellent public transport links, with two tram stops, bus lines 45 and lineo 2, metro stations Patte d’Oie (line A) and Arenas (lines A and C). There is direct access to the ring road, providing links to Place du Capitole, Matabiau station and Blagnac airport in under 15 minutes.
It currently has 3,500 residents, and over time will have 2 hectares of green spaces, 3,525 housing units, 78,000 m2 of office space, 12,000 m2 dedicated to higher education, 5,000 m2 of shops, 15,000 m2 of public facilities including a children’s centre that will be home to a school with 18 classes, two nurseries and a nursery assistance unit.
The La Cartoucherie district was awarded the Ecoquartier label in December 2017, and has high environmental credentials, particularly due to a heating and cooling network using 100% renewable energy, zero rainwater discharge to the sewer system and shared parking in 4 silo car parks with a total of 1,800 parking spaces.
The completion of the third and final phase of the La Cartoucherie district will comprise 600 housing units, taking the district’s environmental ambitions to the next level.
The latest tranche of La Cartoucherie, designed by architects Lambert Lenack, has been developed by a consortium made up of GA Smart Building, Nexity, Crédit Agricole Immobilier, Marignan and Premium Promotion along three main lines:
- Freeing up the ground to accommodate a dense landscape and a resilient neighbourhood
- Providing quality housing to all residents
- Low-carbon construction with off-site
This will be the first time that a neighbourhood has been designed to be entirely “off-site”.
The benefits of off-site construction pioneered by GA Smart Building mean that the many issues facing the property and construction sector can be addressed. It is the key to reducing our carbon footprint in the region and to resolving the unprecedented housing crisis we are experiencing.
This first off-site district in France is the culmination of a shared vision between the city of Toulouse, Oppidea, Lambert Lenack and the members of the consortium, aimed at speeding up the decarbonisation of our sector and the region, and providing innovative solutions to the housing crisis.
