The GA Smart Building teams will build a 13,000 m² office complex with a detachable silo car park, contributing to the development of the Grand Matabiau Quais d’Oc district.

At MIPIM 2023, Espaces Ferroviaires and Keys REIM announced their partnership to develop the 1pulsion office building project. In 2021, in a joint venture with the architectural firm Leclercq Associés, we signed a design-build contract for Espaces Ferroviaires. This project, which will mark the transformation of Toulouse’s city centre, will be the first commercial real estate programme of the Grand Matabiau quais d’Oc urban renewal project, managed by EUROPOLIA (Toulouse Métropole’s local public company).

Within the 2.8-hectare Raynal-Sernam site developed by Espaces Ferroviaires, 1pulsion is strategically located in the heart of the Toulouse metropolis. The complex is part of a global territorial dynamic and enjoys proximity to numerous public transport links, including the Toulouse-Matabiau TGV station, just a 10-minute walk away. Its accessibility will be further enhanced by the arrival, in 2028, of a new metro line (line 3).

1pulsion anticipates the offices of tomorrow by offering high-quality workspaces that offer flexibility, and organisational optimisation, as well as opportunities for relaxation and social interaction with:

  • flexible and welcoming modular work areas
  • offices dedicated to sharing and teamwork in project mode
  • spacious areas for socialising
  • large, bright openings offering views of green spaces
  • direct daylight in high-traffic areas and stairwells for optimal ease of movement
  • islands of outdoor nature

With 2,200 m² of green and outdoor spaces, 1pulsion offers a natural continuity with the gardens that border it and the landscaped areas of Rue Raynal. Gardens, planted terraces, plenty of natural light, services… the spaces have been designed to balance user well-being and the preservation of local fauna and flora.

At a very early stage, our factories started working with the architectural firm Leclercq Associés, a member of the Architecte des Bâtiments de France (ANABF) association, in order to meet Teso Grand Matabiau’s expectations in terms of the materiality, the colour schemes and the layout of the buildings. Together we set out to find the right balance between architecture, elegance, flexibility, technology and speed of implementation.

This sustainable design, coupled with the use of off-site construction – which is our speciality – and our equipment, will enable us to combine energy management, comfort and health in the workplace.

We control each stage of the construction process, from FullBIM modelling to the manufacture of structural elements, facades and comfort features in our French factories and their assembly on-site. This unique approach ensures quality of execution and control of delivery times while minimising the site’s environmental impact and disturbance to local residents.

In addition, the structural and façade elements are produced in our concrete prefabrication plant in Labège, 15 km from the site. As a result, half of the transport will be diverted through Labège instead of passing through the centre of Toulouse, helping to relieve the city’s congestion.

1pulsion is aiming for BREEAM Very Good, E3C1, BiodiverCity, R2S and HQE Excellent labels and certifications.

Its delivery is scheduled for the second quarter of 2024.
