Sopra Steria, a leading technology company in Europe, is taking a strategic step in strengthening its regional presence: by 2028, more than 2,000 employees will be brought together on a 24,000 m² campus in Blagnac, on the outskirts of Toulouse. The move sends a strong signal to the region’s technology and industrial ecosystem and supports a clear ambition: to better serve clients on increasingly complex and mission-critical projects.
Blagnac: A Real Estate Decision, but Above All a Strategic One for Sopra Steria
This campus is far more than a relocation. It is a deliberate organizational decision designed to enhance performance and strengthen the close relationships Sopra Steria maintains with its clients. The company will bring together on a single site teams that are currently spread across several locations in the Toulouse area. The objective is to reinforce synergies between its areas of expertise—including consulting, systems integration, cybersecurity, artificial intelligence, space, and aerospace—and provide clients with smoother interactions, better-connected teams, and enhanced responsiveness on large-scale projects.
Located in the heart of Blagnac’s business and aerospace hub, in immediate proximity to the region’s leading industrial players, including Airbus, the campus also reflects Sopra Steria’s commitment to client proximity. For Sopra Steria, being close to its clients means understanding their challenges first-hand, anticipating their needs, and responding with the agility required for major digital transformation programmes.

Sopra Steria in Toulouse: A Long-Standing Presence on Critical Projects

Horizon: A Campus Designed to Foster Collaboration and Innovation
The future campus, named Horizon, is being developed by Icade on land it owns. The existing Centreda 1 and Centreda 2 office buildings on the Centreda site in Blagnac will be demolished to make way for a new 24,000 m² office campus (usable floor area) delivered with GA Smart Building.
A 10-year firm off-plan lease agreement (BEFA) was signed between Icade and Sopra Steria in July 2024. Construction began in April 2025, with completion scheduled for autumn 2027.
Designed by SUD Architectes, the project will span 24,000 m² and consist of four interconnected five-storey wings—a layout specifically designed to encourage interaction and cross-functional collaboration. Future occupants will benefit from a 2,264 m² elevated garden, a company restaurant, a business centre, a fitness facility, and landscaped terraces accessible from every floor.
The site benefits from excellent transport connections, with direct access to the future Metro Line C and the T1 tramway, frontage on the D621 road, and immediate proximity to Toulouse-Blagnac Airport. Horizon will also provide 621 parking spaces and 350 bicycle spaces.

The project also demonstrates Icade’s ability to support major companies in their real estate strategies, and we will be delighted to welcome Sopra Steria teams to 11,000 m² of office space at Parc de Rungis in autumn 2027,” said Audrey Camus, Chief Executive Officer of Icade’s Property Investment Division.
An Environmentally Exemplary Project
Horizon has been designed according to ambitious environmental standards and is aligned with the European Taxonomy framework. The campus is targeting HQE Excellent and R2S** certifications and will comply with the requirements of RE2020 (2025 threshold). Materials resulting from the demolition phase will be reused or recovered to the greatest extent possible, with the project aiming to achieve the highest level of reuse performance under the HQE framework.
GA Smart Building will deploy its off-site construction process, involving the design, manufacture, and assembly of low-carbon concrete structural components, façades, comfort systems, and bathroom modules in its French factories.
The campus will also feature photovoltaic panels to improve its energy mix, as well as a digital building management and monitoring system designed to reduce energy consumption. To combat urban heat island effects in a region already heavily impacted by climate change, the project will restore permeable surfaces across 22% of the site and expand accessible green spaces for future occupants, including 6,371 m² of landscaped natural ground (compared with 3,140 m² on the existing site) and 2,264 m² of planted rooftop decking above the parking structure.
