ESG and tertiary decree support

Building on GA Smart Building’s off-site and low-carbon culture, and leveraging the Group’s synergies — CSR/ESG, Renovation, Architecture, Production, and After-Sales — GA Services supports you in achieving regulatory compliance and enhancing the value of your real estate assets.

GA Services conducts the energy audit of your property and provides an energy roadmap to support you in complying with the Tertiary Decree — a cornerstone of France’s energy policy. This regulation requires owners and operators of tertiary buildings to progressively reduce their final energy consumption (by -40% by 2030, -50% by 2040, and -60% by 2050) and to report their data annually on the OPERAT platform.

Beyond regulatory compliance, this framework encourages better energy management, modernization of technical systems, and enhanced real estate value through more efficient and sustainable operations.

In line with the requirements of the Tertiary Decree, GA Services also ensures compliance with the BACS Decree, which applies to all new and existing tertiary buildings equipped with heating, air conditioning, or ventilation systems with a capacity greater than 70 kW, through audits of your Building Management System (BMS) or Centralized Technical Management (CTM).

To go further, GA Services carries out its property management missions in alignment with the EU Taxonomy (criteria 7.7) and, in this context, offers climate risk assessments using the Bat-ADAPT mapping tool.

In addition, by targeting Articles 8 and 9 of the European Sustainable Finance Disclosure Regulation (SFDR), GA Services assists in securing green financing.

Once the diagnostic and analysis phase is complete, GA Services takes on the AMO/MOD role to define an ESG strategy and a multi-year works plan, while also assembling funding applications and seeking subsidies. This is followed by the construction phase and, during operations, GA Services ensures ongoing reporting, the organization and facilitation of green committees, and the enhancement of results through the achievement of Socially Responsible Investment (SRI) labels.
