BNP Paribas Immobilier and the GA Group have just acquired from Séquano Aménagement a plot of land on the banks of the Canal de l’Ourcq in Bobigny with the aim of jointly developing the LUMINEM building, a building with a total of close to 18,000 square metres of office space.
This deed of sale launches the first phase of the ZAC ECO CITE urban development area of the Canal de l’Ourcq (Raymond Queneau sector), which is backed by the conurban community Est Ensemble.
Designed by the architectural firm François Leclercq, LUMINEM puts occupiers’ comfort first by offering them a unique environment along the banks of the Canal de l’Ourcq, lined with restaurants, sidewalk cafés and gardens.
Situated at the foot of line 5 of the Paris métro, the buildings also boasts direct access on the canal side for bicyclists, who can thus easily get into the city via the greenways, or shared-use paths.
LUMINEM will be certified with the HQE and BREEAM Excellent level labels, with a target of reducing its energy consumption to a level 30% lower than the criteria set by the RT 2012 thermal regulations.
Construction work has been entrusted to the GA Group and is set to start in September 2015. The completion date is May 2017.
Entirely pre-let and pre-sold, LUMINEM will be followed by a second building, named IRRIGO.
