Prestigious renovation project for two buildings on Avenue Georges–V in Paris.

GA Smart Building signed a real estate property promotion contract with Allianz for the renovation of two business and commercial buildings, located at 16-18 Avenue George-V in Paris.

In the heart of Paris’s golden triangle, close to the Champs-Élysées, the two typically post-Haussmann buildings, with a total surface area of approximately 6,650 m² are renovated across 7 floors, laid out as G+6 with an underground level.

They are aiming to achieve the following environmental certifications: HQE®, Exceptional level, BREEAM Very Good level, Well and WiredScore Gold level, as well as the BBC-Effinergie Rénovation label.

High-class in a very short time-frame

To save time, before GA Smart Building’s teams start the renovation works, the project owner, Allianz, is proceeding with the site’s cleaning/asbestos removal.

The renovation project conceived by Brunet Gratio Architectes and JTPM Architecture, will preserve the character of the two buildings.

To add value to this exceptional property asset, glass floors will be integrated.

Glass and panoramic lift cages offer the user a breathtaking view of Paris and the Eiffel Tower.

On the street, the renovation of the wrought iron guard railings restores the brilliance of the cut stone facade.

As much clear height as possible is created to give a sense of volume, optimise the brightness and increase the users’ well-being.

An exceptional location leads to exceptional constraints

The two buildings, located at 16-18 avenue George-V à Paris and opening out on the Pont de l’Alma, are part of the Historic Monuments.

Therefore, the opinion of architects from Bâtiments de France has been largely sought for this project.

The prestigious location prohibits any modification, both aesthetic and structural.

The site’s constrained environment, with luxury accommodation and offices present nearby, requires that all possible precautions are taken in order to limit noise and visual disturbances.
