On 9 June 2026, Jérôme Touzet, ENEDIS Regional Director for Northern Midi-Pyrénées, François Luciani, ENEDIS Director of Customer Services and Relations, Jean-Luc Barthet, President of Midi 2i, and Sébastien Matty, Chairman of GA Smart Building, officially opened B Park. Marie Alcine Montaut, Municipal Councillor responsible for social action, employment and housing, also attended.
B Park sits at the heart of the Vidailhan eco-district
Located within the business district of the Balma Vidailhan eco-district, B Park A forms part of a two-building development delivered by GA Smart Building, totalling 7,000 m².
Designed by Patrick Charoin and Marina Donda, the 4,500 m² building benefits from excellent transport connections. It is close to the ring road, several bus routes and Balma-Gramont metro station, in an attractive setting with numerous nearby shops and services.
Foncière ALENTA, Caisse d’Épargne Midi-Pyrénées’ new property investment company, and GA Smart Building jointly own B Park through a regional club deal structured and managed by Midi 2i.
ENEDIS and EFOR already occupy the building
ENEDIS has occupied 3,870 m² across the ground, first and second floors since September 2025. EFOR, part of Groupe CVO, moved into 318 m² on the third floor in July 2025.
The building provides a 106 m² rooftop terrace and outdoor spaces, alongside 117 parking spaces. It also includes a secure, covered 90 m² area for bicycles and motorcycles, and parking spaces prepared for electric vehicle charging points.
300 m² of office space remains available to let
The building still offers 300 m² of office space with private access to the rooftop terrace, providing a rare opportunity for prospective occupiers. The bright space overlooks the landscaped surroundings and can accommodate either an open-plan layout or partitioned offices.
Off-site construction supports ambitious environmental performance
B Park holds HQE Bâtiment Durable v3 certification at the “Très Performant” level and meets the requirements of RE2020 and France’s Climate and Resilience Act. It aligns with all EU Taxonomy criteria and already meets the 2050 target under France’s Tertiary Decree. Photovoltaic panels installed on the roof and parking canopies, operated by Electricité d’Azur, complement the building’s energy systems.
This environmental performance is closely linked to our off-site construction approach. Comprehensive modelling takes place before production. Structural components, façades and comfort systems are then manufactured in our French factories, including two in Labège, just a few kilometres from the site, before on-site assembly. This approach enabled us to deliver B Park A in just 13 months.
We will now renovate Terra Nova on Boulevard de la Marquette
The building vacated by ENEDIS as its teams move to B Park will not remain empty. We acquired the property from Covivio. Once renovated, it will provide 5,100 m² at 22 Boulevard de la Marquette, in the heart of Toulouse’s Compans-Caffarelli business district, beside the Canal du Midi.
Renamed Terra Nova, the building will undergo a comprehensive renovation designed by Sight and PPA, involving strip-out, structural refurbishment and an extension. It is available for sale or lease and will achieve BREEAM Refurbishment and Fit-Out certification at the Excellent level.
Its prime location and environmental performance, complemented by generous green spaces, demonstrate how city-centre office buildings can be renewed to meet evolving expectations.
