We delivered Building D at Campus NOW in Toulouse, an office complex designed to support the evolution of working practices. Occupied by INSITU, a pioneer of operated office space in France, it illustrates the development of more flexible real estate solutions combining workspaces and services.

Designed by the architectural firms Label Architecture and Sight, Building D at Campus NOW in Toulouse, located in the Saint-Martin-du-Touch district, is part of a four-building complex totaling 16,000 m². It was conceived to combine quality of working life, services, and integration with a landscaped environment. Situated in the heart of Toulouse’s aerospace hub, close to the Airbus site and major transport routes, it benefits from a strategic location.

Within this complex, Building D offers 5,000 m² across four levels (ground floor + 3 floors). Occupied by INSITU, a pioneer of operated office space in France, under an 11-year off-plan lease agreement (BEFA), it illustrates the growing development of more flexible real estate solutions that combine workspaces with a range of services.

Newly built operated offices designed for flexible and evolving uses

The floor plates were designed to accommodate different uses, whether as open-plan offices or partitioned spaces. Each floor opens onto external walkways, providing breakout areas that complement the work environment. A 150 m² rooftop extends these uses and contributes to the overall quality of the working environment.

With the arrival of INSITU, a leading player in operated office space in France, Building D reflects the evolution of working practices. Spaces are becoming more flexible, more service-oriented, and increasingly focused on user needs and experience, in response to changing business expectations.

A sustainable and high-performance real estate project

The project has ambitious environmental objectives, targeting HQE® BD v4 “Very High Performance” and HQE® B v4 “Excellent” certifications, as well as the Effinature® and Ready to Osmoz® labels. It is also part of a low-carbon construction approach aligned with current requirements in the office real estate sector.

The outdoor areas, shared services, and facilities help create an enjoyable working environment.

Off-site construction serving quality and delivery schedules

Campus NOW benefits from the off-site construction method developed by GA Smart Building, which involves prefabricating part of the building components in a factory before installing them on site.

This construction method improves execution quality, reduces disruption during the construction phase, and helps secure delivery schedules, particularly for complex office projects or projects in constrained environments.
