In the ZAC des Agnettes area of Gennevilliers, GA Smart Building is building 90 Rooj by GA housing units, designed with a low carbon footprint and constructed entirely off-site.
After winning the call for tenders launched by Semag 92, GA Smart Building will deliver 90 Rooj by GA apartments, fully prefabricated off-site and designed for minimal environmental impact. This project is part of the overall redevelopment of the Agnettes neighborhood, a residential area in Gennevilliers. Initiated in 2011 following public consultation, this urban renewal program aims to integrate the neighborhood into the city’s broader development strategy. Listed among the 200 neighborhoods of national interest under the New National Urban Renewal Program (NPNRU), the ZAC des Agnettes is benefiting from this initiative, which supports social, urban, and environmental improvement.
Ideally located just outside Paris, the ZAC des Agnettes enjoys a strategic position, with quick access to major highways (A86, périphérique), nearby metro Line 13, and, starting in 2030, the Grand Paris Express Line 15. Les Grésillons station on the RER C line is also easily reachable via bus line 366, offering future residents enhanced mobility.
Entirely designed by the FUSO – Atelier d’architecture agency, the residential development includes 90 Rooj by GA units spread across three buildings ranging from 3 to 9 stories. The project accommodates a wide variety of needs and resident profiles, from studios to five-room duplex apartments.
In addition to housing, the development includes 750 m² of retail space on the ground floor, which will contribute to the neighborhood’s vibrancy. Shared spaces are also planned for residents. These common areas, whose use will be defined through participatory workshops led by Courtoisie Urbaine, will allow residents to co-create and take ownership of their living space, fostering a strong community spirit.
Future residents will have access to 86 parking spaces, distributed between the residential and commercial areas, as well as five bike storage rooms, one of which will be reserved for commercial use. This setup promotes soft, sustainable mobility within the district.
At the heart of the development, a landscaped courtyard designed by Altitude 35 will provide a relaxing green space for residents. Its open connection to the pedestrian walkway and market square will create a fluid link between the buildings and the rest of the neighborhood, enhancing accessibility and social interaction.
The project draws on the expertise of GA’s subsidiary Ossabois, which specializes in timber construction. Ossabois is responsible for the prefabrication of wood-framed façades and wooden floor structures. It also crafted the loggia façades and the upper sections above the concrete spandrels, cladding them with naturally toned, heat-treated larch wood slats.
The Cœur des Agnettes development is part of an environmental approach designed to meet the RE2020 standards by 2028. All units will carry an A energy label, ensuring optimal energy efficiency and significantly reduced greenhouse gas emissions. The building bases, made from low-carbon prefabricated concrete, offer strong structural performance while minimizing the project’s carbon footprint. Bio-sourced insulation will complete the system, providing excellent thermal performance and year-round comfort for residents.
A key feature of the project is GA Smart Building’s off-site construction method. This process ensures full control of the workflow, from FullBIM design to the prefabrication of structural components and final on-site assembly. This method guarantees precise management of timelines and costs while ensuring top-tier quality. Industrialized construction also reduces on-site disruptions, minimizes errors, and lowers the environmental impact of the construction process.
Thanks to this approach, the project—scheduled to break ground in the second half of 2025 — is expected to be completed within 18 months, with delivery of the homes set for the first quarter of 2027.
