Following a consultation launched at the end of 2022, GA Smart Building was selected to convert an office building into a hotel in a Haussmannian property in Paris’s 16th arrondissement, for developer KERSTONE.
Designed by architecture firm ARCHIPOLE, this ambitious project aimed to give a new lease of life to a historic building by transforming it into a 4-star hotel, right in the heart of Paris’s upscale 16th district.
The new hotel spans 2,800 m² across 7 floors, and includes 65 rooms, 9 per floor and 3 suites on the top floor.
The transformation involved the creation of a fully functional inhabited basement, featuring a breakfast room, a fitness area, a hammam, a sauna, an experience shower, and staff facilities. A landscaped green patio was also created to offer a unique relaxation area.
Maintaining the integrity of the decorative design and the quality of the build was a top priority, in order to deliver a space that is both highly functional and aesthetically refined—meeting the standards of a demanding clientele. This exceptional project required a particularly high level of execution quality, especially as the building, structured around common areas and open spaces, was aiming for an official 4-star rating.
Another major challenge of the project was the tight construction schedule. The hotel had to be operational in time for the Paris 2024 Olympic Games, requiring strict deadline management, with handover scheduled for July 2024, just 14 months after construction began.
The project also required careful planning due to the constraints of its urban environment. Located in a mostly residential neighborhood where remote work is common, the site was in close proximity to homes, requiring special measures to minimize disruption.
Noise monitoring, dust control, traffic flow management, every effort was made to reduce the impact on local residents as much as possible.
