Following a developers’ consultation, SPL Melun Val de Seine Aménagement selected the consortium composed of GA Smart Building, Aménagement 77, and Groupe Franc Architectures for the design and construction of a Light Industrial business park within the ZAC du Tertre in Montereau-sur-le-Jard (Seine-et-Marne). This project marks the implementation of an innovative public–private partnership, bringing together stakeholders in urban development, industrial engineering, and architecture.
Located in the heart of the Tertre business district, close to major departmental roads and economic zones in southern Île-de-France, the future park forms part of the economic development strategy led by the Melun Val de Seine Agglomeration Community. The project aims to strengthen the local business offering and enhance the attractiveness of the territory.
The project will deliver a mixed-use activity park of 27,000 m², including:
- activity premises for SMEs available for lease or sale
- turnkey industrial buildings
- a shared services hub
This program will accommodate a wide range of productive activities and support the establishment or expansion of companies—industrial, craft-based, or technological—seeking functional, divisible, and scalable business premises.
The Light Industrial model offers a flexible spatial organization tailored to the needs of contemporary industrial sectors, while addressing reindustrialization challenges and land-use efficiency promoted by local authorities.
Like all GA Smart Building projects, the Montereau Light Industrial business park will benefit from off-site construction methods and will be aligned with the sustainability criteria of the European taxonomy.
