INSITU, the pioneer and market leader in operated office spaces in France, has signed a 12-year BEFA (pre-let agreement) for Building D, a 3-storey building with 5,000 m² of space, part of the Campus NOW project developed by GA Smart Building, a low-carbon property developer specializing in off-site construction. This agreement reflects the growing interest in operated offices, an alternative to traditional commercial leases.
Located at 7 rue Alain Fournier, in the Saint-Martin-du-Touch district of Toulouse, at the heart of the aerospace hub, Campus NOW enjoys a prime location near the Airbus industrial site and Toulouse Blagnac Airport. The site is easily accessible via public transport, including trams and buses, and will be just a 7-minute walk from the future “Airbus Saint Martin” station on the city’s upcoming third metro line.
Designed by the architectural firms Label Architecture and Sight, Campus NOW covers 16,000 m², divided among four buildings, one of which is already occupied by the Alten Group. The campus offers bright workspaces with large glass façades and opens onto landscaped green areas.
Inside Building D, flexible floor layouts can be configured as open-plan offices or customized partitioned spaces. Each floor opens onto walkways that provide outdoor break areas, and the building also features a 150 m² rooftop terrace. These features are part of a broader goal to create high-quality work environments that encourage well-being, collaboration, and creativity.
In line with the sustainability goals guiding the development of the Saint-Martin-du-Touch district, and in keeping with all GA Smart Building projects, Campus NOW is targeting high environmental certifications. These include HQE® v4 “Excellent”, Effinature®, Ready to Osmoz®, and full compliance with the European Taxonomy. The project will also benefit from GA Smart Building’s off-site construction method, which reduces construction time, site disruptions, and environmental impact during both construction and operations.

The signing of this pre-let agreement for Building D of Campus NOW is the result of close collaboration with the teams at INSITU, Toulouse Métropole, and its urban planner Oppidéa. The development of these operated offices is also the outcome of a strong alignment between INSITU and GA Smart Building, both aiming to deliver high-end, high-performance work and living spaces.
This agreement once again highlights the momentum of the flexible office market and the growing importance of high-quality work environments. It combines GA Smart Building’s expertise in sustainable and innovative construction with INSITU’s know-how in managing and designing turnkey workspaces. Building delivery is scheduled for March 2026.
