Located along the Seine, on the former stamping and bodywork workshops adjacent to the Stellantis plant in Poissy (Yvelines, 78), the first grEEn-campus developed by one of the world’s leading automotive manufacturers was honored with the “Jury’s Favorite” Award at the SIMI Grand Prix 2025.
Each year, the SIMI Awards recognize projects that sustainably transform the French real estate landscape. Selected by a jury of experts, they highlight the most accomplished projects in terms of innovation, quality of use, and environmental commitment.
Designed by the Patriarche architecture firm, the transformation of the Poissy industrial site into office spaces addresses a dual environmental and human challenge, reflected in the two “E”s of the program’s name “grEEn-campus”: E for Environment and E for Employees.
Covering 72,000 m², the campus hosts part of Stellantis’ Research & Development functions, testing facilities, and office activities. In total, 8,200 employees work on the campus, with an average of nearly 3,700 people present daily.
Within the campus, the 40,000 m² office complex, comprising 8 buildings dedicated to office activities and a new parking facility with more than 800 spaces, in addition to the two existing car parks, was developed by the consortium of co-developers GA Smart Building, Crédit Agricole Immobilier, Equinox, and investor Progama.
The grEEn-campus was designed to meet the ambitious objectives of Stellantis’ Dare Forward 2030 plan, which aims to achieve carbon neutrality by 2038. It also contributes to France’s decarbonization targets, with net positive energy buildings from 2025.
The “Jury’s Favorite” Award at the SIMI Grand Prix 2025 highlights the strength of the Stellantis grEEn-campus, particularly its resilience and adaptability to climate change. The office buildings within the campus are the result of a highly committed design approach:
- Architectural choices: bioclimatic design, thermally efficient façades, optimized volumes and material quantities, reuse of existing concrete for landscaping
- Material combinations: timber-frame façades and low-carbon concrete
- Innovative technologies: the Smart Active System, combining active slabs, decentralized air treatment modules, and predictive comfort control
In addition, the technical development of the project maximizes on-site renewable energy production, encouraging self-consumption through extensive photovoltaic panels installed on both roofs and parking canopies.
These initiatives enabled the project to achieve the E+C- label at level E3C2, demonstrating high energy performance and reduced CO₂ emissions during construction.
To go further in reducing the carbon footprint of office spaces, GA Smart Building and Crédit Agricole Immobilier committed to achieving “carbon neutrality in operation” through an energy performance contract.
Proof of its environmental and energy performance, the Stellantis grEEn-campus maintained indoor temperatures below 26°C during the June–July 2025 heatwave, when outdoor temperatures reached 38–40°C.
It is also worth noting that GA Smart Building’s industrial off-site construction approach made it possible to complete the office buildings and the new parking facility in just 21 months, including tenant fit-out works—twice as fast as traditional construction methods—while ensuring a high level of construction quality.
