GA Smart Building’s Residential Real Estate division, through a real estate development contract (CPI) and via its low-carbon housing brand Rooj by GA, will redevelop part of an obsolete telephone exchange to create a new student residence in the 13th arrondissement of Paris, on Rue Albert.
As part of the acceleration of its development, PBSA—the joint venture between Invesco Real Estate and DeA Capital, joined by Banque des Territoires, aimed at building a portfolio of new student residences located close to major university hubs—has announced the acquisition of a new project in Paris.
Located in the Masséna district, close to numerous higher education institutions, the future residence—covering approximately 6,800 m² and designed by Hardel Le Bihan Architectes—will offer nearly 235 student rooms, including a portion of intermediate rental housing (LLI). The project will help strengthen the supply of student housing in a particularly attractive area in southern Paris.
The residence will also include shared living spaces designed to encourage interaction and community life. Ultimately, the property will be operated by Camplus, a specialist in student residence management in Europe.
The program, which will benefit from off-site construction methods, aims to achieve NF Habitat HQE certification – Excellent level (7 stars).
Delivery of the residence is scheduled for 2028.
