Foncière ALENTA, the new real estate investment company of Caisse d’Épargne de Midi-Pyrénées, and GA Smart Building have acquired the B-PARK building in Balma-Gramont (Haute-Garonne, 31). This transaction was made possible through a regional Club Deal structured and managed by the asset management company Midi 2i.

Located in the heart of the Balma Vidailhan business district, close to shops and services, this new 4,500 m² office building designed by Patrick Charoin and Marina Donda reflects the ambition of Caisse d’Épargne de Midi-Pyrénées and GA Smart Building to operate sustainable and high-performance assets.

Developed by GA Smart Building according to the highest market standards, the building offers high-quality features and strong environmental performance. It has obtained HQE Bâtiment Durable v3 certification at the “Very High Performance” level and fully complies with the RE2020 environmental regulation and the Climate and Resilience Law (No. 2021-1104), while also aligning with all criteria of the European Taxonomy. Featuring a 106 m² rooftop on the third floor, welcoming outdoor spaces, 117 parking spaces, a 90 m² secure and covered bicycle area, and parking spaces pre-equipped for electric vehicle charging stations, the building embodies a modern and responsible approach. Photovoltaic panels installed and operated by Électricité d’Azur on the roof and on solar canopies further enhance the building’s energy efficiency.

The building hosts major tenants: ENEDIS, which occupies 3,870 m² from the ground floor to the second floor, and EFOR (CVO Group), located on the third floor over 318 m².

This project marks the first investment of Foncière ALENTA, created in October 2025 and fully owned by Caisse d’Épargne de Midi-Pyrénées. Its ambition is to support the economic development of local territories by investing in responsible real estate assets that generate long-term value.
