GA Smart Building is partnering with Dijon Métropole and Dijon Bourgogne Business Building (D3B) to deliver the future Technov building under a Real Estate Development Contract (CPI). The agreement was signed during a press conference by François Rebsamen, President of Dijon Métropole and former Minister for Regional Planning and Decentralization, and Marc Daumas, Managing Director of Commercial Real Estate at GA Smart Building, in the presence of Danielle Juban, Deputy Mayor and President of Dijon Bourgogne Business Building.
Located in eastern Dijon within the Novarea business park, Technov will be part of a strategic environment at the heart of a true innovation hub that already includes several major facilities: the Maison Régionale de l’Innovation, the Institut Marey – Maison de la Métallurgie, the PHARM’IMAGE cyclotron, and the Novacenter service building.
The site also benefits from excellent accessibility, with immediate proximity to Université de Bourgogne Europe, the University Hospital (CHU), the Olympic swimming pool, and a well-developed mobility network including tramway lines, ring roads, and park-and-ride facilities.
With the goal of developing a complete growth pathway for start-ups and tech companies, Technov will contribute to the attractiveness of the region, strengthen employment and the local ecosystem, and support the acceleration of the ecological transition.
Designed as a totem building by Studio Mustard, with dynamic LED-animated linear façades, this future emblem of the digital sector will bring together education, training, entrepreneurship, collaboration, and start-up support activities in a single location.
With a total surface area of 6,000 m², Technov will offer a mixed and flexible program:
- A totem space (ground floor and first floor): a generous double-height hall designed to host demonstrations, events, a restaurant area, meeting rooms, and rental offices
- Educational facilities (R+2)
- Office floors (R+3 to R+5) dedicated to growing digital companies
- A panoramic rooftop of nearly 500 m²
Like all GA Smart Building projects, Technov carries strong environmental ambitions. It will meet the RE2020 2025 threshold and target HQE Excellent certification as well as the R2S 2-star label, ensuring a smart, secure, and connected building.
Its energy performance will rely on sustainable technological solutions, including a geothermal system with vertical boreholes covering more than 80% of heating and cooling needs, combined with the installation of photovoltaic panels.
The project will also benefit from GA Smart Building’s off-site construction method. This industrialized approach ensures high-quality execution, reduces the carbon footprint of the construction phase, and minimizes disruption during works. In addition, the column-beam structural grid and flexible partitioning will allow the building layout to evolve over time.

The Technov project is based on an exemplary partnership between public and private stakeholders, bringing together Dijon Métropole, the Bourgogne-Franche-Comté Region, Banque des Territoires, banking partners, and SEMPAT D3B, created in 2024 to support major metropolitan projects.
Construction will start at the end of 2026, with delivery scheduled just 13 months later.
