In the heart of Paris “Golden Triangle”, near the Champs-Elysées, GA Smart Building is returning their youth to two high-class corporate and commercial buildings at 16-18 avenue George V, listed as Historic Monuments. In a post-Haussmann style, the two buildings offer seven levels, a ground floor and 6 stories, as well as a 6,650 m² basement level to be rehabilitated. Requested by the European insurance leader, Allianz, GA Smart Building is orchestrating the renovation project under a real estate development contract.

A very tight works schedule

Even before the renovation works start, the teams at GA Smart Building knew they would have to take up the challenge of an increasingly-tight schedule: the future tenant had asked to enter the premises in late-June 2019. To keep the project moving ahead at full speed, Allianz, the contracting authority, thus had the site cleaned and asbestos removed even before the partner service providers were deployed on site.

 

An office building in a highly challenging environment

Because the buildings located at 16-18 avenue George V in Paris are officially listed as Historical Monuments, the opinion of multiple architects of Bâtiments de France was sought. Furthermore, because of the prestigious location overlooking Pont de l’Alma, no alterations were allowed, whether to the building's appearance or structure. The rehabilitation project was thus drawn up to preserve the two buildings’ character, while adapting them to the client's expectation for high-quality services, up to the site's standards.

 

The multiple restrictions caused by the immediate environment, with housing and offices nearby, are such that GA Smart Building's teams will need to take all possible precautionary action to limit noise as well as visual pollution.

 

A renovation of the highest standing

To bring out all the value of this exceptional property, glass floors have been added, as have glass and panoramic elevator shafts, giving users an arresting view of Paris and the Eiffel Tower. On the street side, to restore the freestone façade to its full brilliance, GA Smart Building is working will renovate the wrought-iron railings, which have become weathered over time. To create the all-important sense of volume, the ceiling height has been maximised, resulting in added brightness that enhances also the user's well-being.

 

By showing its ability to adapt to the needs of customers mandated by demanding luxury sector tenants, GA Smart Building offers yet further proof of how effective its expert tailor-made solutions are.
