In Cergy-Pontoise, GA Smart Building is performing the dual task of constructing and promoting offices and a student residence. Carried out in close collaboration with the Communauté d’Agglomération de Cergy-Pontoise (CACP) [Cergy-Pontoise Urban Area Community] and Cergy-Pontoise Aménagement [Cergy-Pontoise Development], the Gymnote complex is composed of two separate buildings on either side of the RER line A, on which overground parking will be built.

On one side, the Gymnote I office building, which has 6,000 m² of space on 9 floors, to be used by Ramsay Générale de Santé for its national back office. It benefits from services such as a gym and innovative catering, and will be handed over in December 2019. 

 

On the other side, the top-of-the-range Gymnote II student residence which has, over 4,650 m², 191 beds in 162 housing units, of which 9 are shared, ranging from 2 to 5 bedrooms. Its planned handover date is the end of June 2020. 

 

The property complex, designed by the Reichen & Robert agency, has a strong architectural signature. 

 

In addition, it benefits from excellent visibility, right at the entrance to Cergy-Pontoise via the exit of the A15 motorway and is very close to the Cergy-Préfecture RER station, the university and the Cergy business and engineering schools.

 

The range of GA Smart Building integrated equipment

To respond to the demand for the construction of the Gymnote I office building, GA Smart Building is using, in partnership with the Reichen & Robert architectural agency, all of its equipment: breathable double-skin façade integrating the processing of air, triple glazing and motorised blinds. Controlled by GAPÉO®, its Centralised Technical Management System equipped with Artificial Intelligence, the building optimises energy performance while improving user comfort. The building’s design was modelled using FullBIM, the 3D digital model from GA Smart Building, which enables real-time monitoring of all progress on the site. This tool has impressed in particular by its effectiveness in technical building management and utilities consumption control.

 

A project subject to tight constraints

An exceptional fact, the two buildings are built on a large slab which straddles railway tracks. SNCF has set certain conditions for the execution of the project: the excavation area cannot encroach on the SNCF tunnel by more than 3 meters and technical provisions will need to be taken throughout the project to avoid vibrations that could disrupt the proper running of the rail network. 

 

The rail tracks also impose vibratory constraints which are taken into account in the design of the offices and housing and are managed thanks to special construction processes.

 

The well-being of the user at the heart of concerns

In terms of the student residence, the façade's glazing provides a considerable amount of natural light. The windows of the rooms are therefore glazed from floor to ceiling and from one wall to the next, and structured in the façade by concrete frames. For the comfort of the students, the roof of Gymnote II is laid out as a rooftop and the building has more than 175 m² of common spaces.

 

Opposite, the Gymnote I office building, displays balconies accessible to all typical floors and has more than 100 m² of terrace on the top floor with a bar and areas for relaxation, games and coworking. There is also a company restaurant and a gym on the ground floor.

 

Proof of the importance given to well-being, Gymnote is one of the pilot buildings for the new OsmoZ label, issued by Certivéa, which certifies the most user-oriented developments. The office project will also be the subject of HQE Sustainable Building Certification, at “High Performance” level, also issued by Certivéa.
